This front porch renovation was part of an entire first floor renovation of a lovely 1930’s three bedroom, one bath home. The 3 season front porch was originally equipped with swing out windows and no heat. The new owner wanted to increase the square footage of the home and Mass Home Services came up with a plan to enclose it, add spray foam insulation and double pane windows to make it a true part of the of the floor plan, without disrupting the original design of the exterior of the home.
We rebuilt the supporting structure, using all premium pressure treated pine and 6×6 support posts on new concrete footings four feet deep. Part of the renovation plan was to divide it so that there would be a mud room entrance and a true extension of the living room. Raising the floor to be level with the floor in the living room as well as the entrance way. New support posts were installed for roof support and new Harvey Double Hung Vinyl Clad Wood Windows were installed. Pre-stained red cedar shingles were installed on the exterior of the home to match the original shingles on the rest of the home. Existing windows that separated the old porch from the living room were removed, a LVL header was installed and a French door was installed in its place on the living room side.
The newly enclosed porch was insulated with closed cell foam insulation in the roof, walls and floors. This has provided the occupants with an environment that is cool in the summer and warm in the winter. Using closed cell insulation also provides a higher R value than standard pink fiberglass insulation. The interior was finished with natural pine boards protected by clear polyurethane to keep the natural look of the pine wood. Oak flooring was installed to match up with the existing flooring in the home.
To complete the look of the home, the old set of pine steps leading to the front door were replaced with Azek Slate Gray Stair Treads and Azek Premier Railings. The stairs were built to incorporate a small landing at the top.
